Help Out Those in Need This Season in Bend, Oregon

Not only is it the season for celebration, but it's also the season for giving. If you are looking for some ways to give back this holiday time, we have two easy things that you can do! 

  1. "Like" Our Facebook page: Until the end of the year, we will be making a cash donation of $1 for every new like to The Garner Group Real Estate Facebook page to Relay for Life. As some of you might know, our team was very involved with the 2012 Relay for Life annual fundraiser in Central Oregon. We were able to raise more money to fight cancer through this event that ever before! So it is a cause that is near and dear to our hearts. Please share our page far and wide to help raise money for this worthy cause.
  2. Come by our office with your non-perishable food item! We are a donation station for NeighborImpact which will be helping to provide food for Central Oregon families in need this season. NeighborImpact is a private nonprofit organization established to serve and speak out for economically disadvantaged people in Central Oregon. Our mission is to break the cycle of poverty by helping remove the barriers that prevent people from achieving economic self-sufficiency.

Growth Continues for Bend, Oregon Real Estate

We just don't get tired of reporting on these numbers! Things are continuing to strengthen in the Bend, Oregon real estate market, and we like to keep you updated on all the latest happenings. We are seeing prices and sales numbers outpacing last year significantly, with the total number of residential sales in Bend at 19.2% above 2011. 

Interesting points to note include that new construction sales have nearly doubled year-to-date when compared with 2011, and the inventory of homes for sale continues to drop. Below shows a snapshot taken on November 6, 2012, which illustrates some of the numbers we are seeing in the Bend, Oregon real estate market.

The figures above represent single-family detached homes on less than one acre in the Bend area extending from Tumalo to Alfalfa, but can give you a great idea of what's happening across the board in our region. 


As always, NorthWest Crossing continues to post strong figures. Year-to-date sale numbers outpace the same period last year by healthy margins. The average sale price increased about 5% and is 53.5% higher than the average for Bend as a whole.

More Good News for Bend, Oregon Real Estate

We love reporting good news - and that's just what we got to do in the latest issue of our newsletter, the Central Oregon News Digest. If you don't receive it already, sign up on our website. It is full of great information each month.

We were pleased to see that on the Bend, Oregon housing front, year-to-date margins remain strong when compared to last year. The number of listings is dropping, while sales and prices continue to rise. This all equals absorption rates of 2.5 months of residential inventory, compared to 4.2 months last year at this time. See the chart below for details, and as always, contact our Bend, Oregon real estate office with any questions!

As we reported in the newsletter, and you can see from the chart above, NorthWest Crossing "continues to exist in a world populated by faeries and unicorns, with an average sale price so far this year that is 53.2% above Bend as a whole. (Don't get us wrong--we like faeries and unicorns.)"

In addition, the Central Oregon MLS shows that figures are up with the ending of the third quarter of 2012. Compared with the first three quarters of 2011, here's how the number stack up:

Number of homes sold, 1,489, up 17.4%.
  •  Average sale price, $258,511, up 9.7%.
  •  Median sale price, $216,000, up 12.3%.
  •  Total sale volume, $384,922,963, up 28.8%.
The number of transactions was the highest for the period in the rolling five-year MLS report. The median sale price was highest since 2008.

All this adds up to a great time to take another look at Bend, Oregon real estate. Whether you are buying or selling, now's a great time to be a home owner!

Raising Money for American Cancer Society: 2012 Relay for Life


Now that it's been a couple of months since we participated in the amazing Central Oregon Relay for Life, we can take a moment to reflect on the event and what we were able to accomplish. Being involved together in an event like this was special for all of us, and we are glad that the money we raised will be put to good use fighting cancer.

We are pleased to announce that this year's Relay for Life raised a total of $131,777 - the most money EVER RAISED for the Relay for Life (Bend/Redmond/Sisters). Last year, the event brought in about 2/3 of that amount at $88,813. We put in a lot of hard work and we are so delighted that it paid off!

Several people in The Garner Group's Bend, Oregon real estate offices participated in the planning for the event - Sara LaFaver, our principal broker, co-chaired the event along with Phyllis Mageau; Melody Lessar was co-chair for the Luminaria fundraiser, and Colleen Horton was the food chair.

Not only were many of us involved from the beginning in bringing the event to fruition, but Erica Davis and Alison Mata - our team captains - recruited a huge team to walk during the relay. Several people from our office, friends and family, and brokers from other agencies around town all turned out to lend their support.

Yes on Oregon's Measure 79!


Hello Oregon! The Garner Group and its individual agents and staff members encourage you to vote Yes on Measure 79 this November. The measure would prohibit state and local governments in Oregon from imposing real estate transfer taxes.

This is one of those ballot issues where Yes means No. Vote Yes for No Additional Taxes.

A real estate transfer tax is a sales tax on any transfer of ownership. Oregon law currently prohibits city or county governments, districts or other political subdivisions from imposing such a tax (except for Washington County, where an 0.1% tax is grandfathered in). This could be changed easily by a vote of the legislature. That is why Measure 79, an amendment to the state constitution, is so important.

As state and local budgets tighten, officials look for new sources of revenue. Legislation to reverse the current prohibition has been introduced in every regular session of the Oregon legislature since 2001. The city of Portland has listed repeal as part of its legislative agenda for 2013.

In other jurisdictions, taxes on agricultural, commercial and residential transactions typically range from 0.1% to 4.0% of the sales price. A county transfer tax of 1.0% and a city tax of 0.5% on the sale of a $200,000 home would add $3,000 to the purchase price, irrespective of profit or loss on the sale.

This is a cost burden, added to system development fees and property taxes, that could price prospective home buyers out of the market. The ripple would extend to builders, subcontractors and suppliers. This could suppress the modest but steady recovery in home building we are currently experiencing here in Bend and elsewhere in the state.

Bend, Oregon Housing Market Continuing to Strengthen

Each month, we publish the Central Oregon News Digest, which is stuffed full of all the information you need most about Bend, Oregon real estate. We're happy to say that we've had good news for the past several months about the housing market here in our home region. Most recently, in our July issue, we provided data that showed the following happy news:
  • NorthWest Crossing average sale prices year-to-date were 53.9% greater than the Bend area as a whole, exactly the same percentage as last month. The number of residential sales through July 10 increased 90% over the same period in 2011.  
  • New homes continue to attract buyers at increasing rates. Year to date figures show new construction represented 12.7% of home sales through July 10, up from 8.0% in the same period a year ago. (Last month the percentages were 11.9% and 7.9%, respectively.)
  • The Bend residential real estate market strengthened in the first half of 2012 compared with the same period a year ago. For homes on less than one acre in the Bend area, The Central Oregon Multiple Listing Service reported a 12.6% gain in the number of residential transactions and an increase of 10.2% in the median sale price. 
  • Single-family building permits issued in Bend during the first six months of 2012 surpassed the comparable 2011 figure by 71.4%, 192 to 112. First half permits were valued at $42,137,815, up 63.1% from 2011.

New Website for Bend, Oregon real estate searches

The site is built around an informative and user-friendly search module that makes it easy for viewers to locate and map all property for sale in Central Oregon.

You'll recognize the familiar slide show of local scenic views and events on the home page, but the Quick Search feature is brand new! The search mechanism sweeps listing information from the CentralOregon Multiple Listing Service and allows you to choose criteria that will narrow the search to properties of interest. Selections display in list form or on an interactive map using Bing mapping technology. You may choose to show points of interest including schools, health care facilities and shopping venues.

“There has been a fundamental change in the way people use real estate web sites,” observed Sandy Garner, the Bend, Oregon real estate company’s president and CEO. “When our most recent site was designed, emphasis was placed on creating an attractive billboard for your business. We achieved that with some pretty advanced graphics for the time.

“Now, site visitors have made it clear that their number one priority is information about all listings in the area, To be competitive, you have to provide one-stop shopping. It’s not enough just to feature your own listings,” Garner said.

While the previous provided an MLS search, “it was pretty primitive compared with the new technology we have in place now,” Garner said. “People are a lot more tech-savvy.” The site is compatible with mobile devices, offering a simplified display that makes it easy to search and find property on the go.

The new site is hosted by Lone Wolf Real Estate Technologies Inc., a company that serves over 9,000 real estate offices in the United States and Canada with software for a variety of business functions including back office accounting, transaction and contact management, lead tracking, data storage, information sharing and web site development.

Bend Oregon Real Estate Agent News

We are excited to welcome back real estate broker John Anderson to The Garner Group Real Estate in Bend, Oregon! John has been a real estate professional in Bend continuously since 2001 and was previously affiliated with The Garner Group from 2008 to 2010.

Before entering real estate for the first time in 1996 in Corvallis, Anderson was a surveyor with CH2M Hill. Anderson grew up in Klamath Falls and graduated from Oregon State University with a bachelor’s degree in agricultural science and minors in fisheries and wildlife, civil engineering and surveying. He is an avid outdoorsman and horseback rider.


In other news, Patsy Roome, a Bend Oregon real estate broker with The Garner Group has recently earned her GREEN Designation from  The National Association of REALTORS® The Garner Group has more agents who have earned this designation than any other Bend, Oregon real estate company.

More Good News in Bend Housing Market

We love being able to post about good, happy, sunshine-y things - like improvements across the board in Bend, Oregon real estate! That's right, we're happy to report that things are still strengthening around here. In fact, year-to-date measurements taken at the beginning of May show continued higher sale numbers and prices for homes in the Bend area. The inventory of available homes is still below last year’s levels, bringing increased competition for desirable listings.

New construction continues to demonstrate strength. New homes represented 11% of all residential sales in Bend Oregon so far this year, up from 8% in 2011. The new construction segment posted a 52% increase in the number of homes sold over the same period last year. This rise is indicative of a matching rise in building permits in April, which was the second best month for value (129 permits valued at $27.9 million) in a four-year survey compiled from county records by Amerititle. 

The Bend Oregon neighborhood of NorthWest Crossing continues to define itself as a strong sub-market with an average sale price 56% above Bend as a whole. Builders are active in the neighborhood but steady sales are keeping inventories low.

The Garner Group: Serving Seniors in Bend, Oregon Real Estate



Two members of our team, Angela Tweedie and Victoria Davis, recently earned the Seniors Real Estate Specialist (SRES) designation from the National Assn. of Realtors. To qualify for the SRES designation, the they completed an advanced study course that provides Realtors with specialized knowledge about the real estate needs of the fast-growing age 50-plus market.

 
“We’ve seen the mature homebuyer increasing activity in our region over the last several years,” said Sandy Garner, owner of the Bend, Oregon real estate company. “This is likely a result of the baby boomer generation beginning to look at retirement in a community like Bend. Having agents that specialize in this segment of the market will help us serve our clients even better.”

Tweedie, a Texas native, lived in Alaska for many years and obtained her Alaska real estate license in 2005 after a 20-year career with Nordstrom in Anchorage, following which she earned several performance awards at an Anchorage brokerage. She joined The Garner Group in 2010.

Victoria Davis has also been with The Garner Group since 2010. With an education in geology, Davis spent much of her career conducting hydrogeologic site studies and environmental site assessments triggered by real estate acquisitions, permitting or divestiture. She practiced real estate in the state of Washington before moving to Bend.

Inventory is down for Bend, Oregon Real Estate

Here's an excerpt from an article from our recent issue that we thought you might be interested in! Looks like right NOW might be a great time for buyers and sellers in the Bend, Oregon real estate market based on inventory levels, building permits pulled and sales price trends.


Statistical update: At the beginning of April, homes in the Bend area residential sector were running ahead of last year in numbers sold and average price while inventories continued to decline, all suggesting that while the complexion of the housing market may not yet be exhibiting the ruddy glow of a distance runner, at least it has lost its cadaverous pallor.

  • New construction sales dominate the market percentage wise, up significantly in Bend as a whole and NorthWest Crossing in particular. 
  • Absorption rates show the Bend area had 3.1 months of inventory on April 3, 2012 compared with 3.6 months the same time a year ago. NorthWest Crossing has 5.4 months, down significantly from 8.9 months at the same time in 2011. 
  • Central Oregon MLS quarterly and monthly statistics: Q1 2012
    • 424 homes were sold in the Bend area, a gain of 7.6% over the same quarter a year ago. 
    • The median sale price was $194,750, a 10.9% increase compared with the first quarter of 2011. 
    • In all property and location categories - 1,202 sales, up 3.1% from the first quarter of 2011. The median sale price of $145,000 overall reflected a gain of 6.0%.

The number of homes sold in Bend last month (March 2012) increased for the second month in a row following a dip in January. Average and median sale prices inched downward but have generally followed a level course over the past year.

In addition, the number of building permits for single-family homes issued in Bend during the first quarter of 2012 drew a huge round of applause from watchers of the local economy: 89 permits were issued, coincidentally up 89% over the same period last year. This was the highest first-quarter figure since 2007, when a record 227 permits were issued. The average from 2008 to 2010 was 42 permits.

2nd Zero Energy Home in NorthWest Crossing Underway

We are excited to be co-listing the second Zero Energy home in our headquarters neighborhood of NorthWest Crossing, which recently started construction. The Garner Group Real Estate and GoBend Realty are jointly representing the new home, which is being built by SolAire Homebuilders and underwritten by investors and environmental activists Joe Emerson and Ann Brayfield. To gain Zero Energy status, the new home is planned with advanced green features and energy conservation measures. 

 “We received a lot of feedback from the first Zero Energy project, especially during the 2011 Tour of Homes,” explained David Sailors, GoBend Realty broker. “As a result, this home has a more elegant and spacious floor plan than the Zero Energy home from 2011. It will accommodate a different segment of the market.”

The three-bedroom, single-level home uses advanced green construction techniques, mechanical systems and energy monitoring technology. Patsy Roome Joins The Garner Group Bend, Oregon Real Estate

We are pleased to announce that Oregon broker Patsy Roome is joining our growing team of Bend, Oregon real estate agents. Roome brings experience in all phases of residential and commercial real estate, and urban planning to the firm.

Roome initially received her real estate license in Aspen, Colorado, where she lived for 19 years. She later worked as an urban planner for the City of Big Bear Lake, California, Deschutes County and the City of Bend before obtaining her Oregon real estate license in 1997. Patsy is active in professional and civic associations including Oregon and National Assn. of Realtors, Central Oregon Assn. of Realtors, Commercial Investment Assn., Commercial Brokerage Assn. and Habitat for Humanity. She is president and secretary of the Bend River Heights Homeowners Assn. and treasurer of P.E.O. International Chapter EA. She holds a degree in business from the University of Redlands in California.

Bend, Oregon Real Estate in 2011 - Nuggets Among the Coal



At The Garner Group Real Estate, we think analyzing the local Bend, Oregon real estate market gives us a strong foundation for guiding real estate decisions. That's why we like to crunch the numbers - check out some of the nuggets we discovered. 

We recently compiled Central Oregon Multiple Listing Service statistics for 2011 with mixed results, allowing some nuggets to be found among the coal. Broadly speaking, the trend of more transactions at lower prices continued last year, although there were some exceptions in narrow market segments.

Sales in all COMLS categories and locations totaled 5,300 (up 0.4% from 2010) and aggregated $1,053,717,764 (down 1.6%) in sold volume. Median and average sale prices across the board were down 2.0%.

Among Bend, Oregon residential properties on less than one acre, the number of homes sold matched 2010 exactly and the median price for the year slipped less than one percent. The number of Bend, Oregon homes on acreage sold increased nearly 20% but the median price was down nearly 5%.

The number of Redmond area homes on acreage sold last year was 33.3% above 2010, accompanied by a 5% drop in the median sale price for the year. Redmond residential figures were down both in number of sales (-9.5%) and median price (-6.0%). The average median for the year was a bargain level $116,000.
Selected positives: Sisters residential with acreage, more homes sold by 16.7% at a median price level of $402,550, up 17.6%. Sunriver townhomes and condos, number of sales up 29.2%; median sales price up 4% at $215,000. Bend area residential land and lots, the number of individual sales dropped by 32.9% but the median price level leaped upward by 24.8% to $82,000. The average price increased by 8.5% to $97,883.

Mollie Jurgenson Joins Bend, Oregon Real Estate Team at The Garner Group

Welcome to the team Mollie Jurgenson! Mollie is a professional artist and is new to the industry, bringing a fresh perspective to the Bend, Oregon real estate market. 

"We are excited to add Mollie enthusiasm and creativity to our team at The Garner Group," said Sandy Garner, founder of the Bend, Oregon real estate company. "She has a fascinating background and a long history in the Central Oregon region that will serve clients well in the real estate space."

Mollie has lived in Bend, Oregon since 1993, and is a professional artist with an established reputation as a painter in the genre of abstract naturalism. Mollie's works are included in private and commercial collections across the United States and she is currently exhibiting at the Lahaina Gallery in Bend and Gallery 903 in Portland. Mollie was artist in residence for Central Oregon Arts in Education in the 1990s where she developed a program called Prehistory's Mysteries that combined archaeology and art. She also is a member of the Archaeological Society of Central Oregon.

Mollie joined The Garner Group last month upon earning her Oregon real estate license. Mollie gained knowledge of real estate and residential construction working in support of her husband, Kurt Jurgenson, who is a real estate broker in Bend. Her roots go deep in Central Oregon as her mother, Laura McMurdo (Brenner), was born in Tumalo in 1916.

Good News For Bend, Oregon Real Estate

If you didn't get a chance to review our eNewsletter, which went out earlier this week - then you'll certainly be interested in this article. With inventories declining, the Bend, Oregon real estate market shows some interesting numbers for 2011 - especially for the neighborhood of NorthWest Crossing.

A look at the Bend Oregon residential real estate market at the beginning of January shows inventories continue to decrease as distressed properties are wrung out of the system. The number of active listings fell 4.4% from 2010 and 11.25% between Nov. 3, when we published a similar table, and Jan. 3.

“This is one case where lower numbers indicate market strength,” observed Sandy Garner, CEO of The Garner Group. “It also suggests a demand for more new construction, as it is harder for buyers to find the homes they want when there are fewer choices. New home sales increased 14% in Bend and 38% in NorthWest Crossing, where much new construction has been situated. This is a strong indicator that there would be more sales if we had more homes to sell. I also think we are poised for property values to increase,” she said.

Average sale prices dropped less than 3% in 2011 compared with 2010, while the number of sales was essentially flat. Statistics were developed from Central Oregon Multiple Listing Service data and represent homes on less than one acre.

NorthWest Crossing continues to identify itself as a separate market, demonstrating the appeal of this planned, environmentally-conscious Bend, Oregon neighborhood on the west side. Comparative figures in the table below show gains across the board, some of them substantial. The gap between values in NorthWest Crossing and Bend as a whole continues to widen. The average sale price in NWX last year was 60% higher than the Bend figure, up from 54% in 2010.

The large jump in the number of homes listed and sold last year in NorthWest Crossing was due in part to a shortage of new homes available in 2010. Builders responded aggressively in 2011 and more new homes were listed, shown and sold.
